Home staging is the arrangement of a property, which, like 3D visualization, aims to increase the attractiveness of the property or reveal its hidden potential in the eyes of prospective buyers.
Properly performed home staging and associated photo or video documentation can:
1. Increase the attractiveness of the whole property in advertising
This is immediately apparent in the advertisement tests. When comparing the response of ads where one ad featured home staged pro photos of the property and the other featured non-home staged photos, the ad with home staging saw a higher number of phone calls and emails requesting a viewing.
2. Making the property more attractive for viewing
Home staging helps to create a positive image of a property, showing its true potential, which many people without visual imagination cannot imagine.
Home staging is one of the reasons why our agents sell properties where they carry out professional home staging faster and for a higher price than properties where the seller did not want home staging for some reason, e.g. because the property is permanently occupied.
While you may be one of those people who have the gift of seeing the hidden potential with their eyes, not everyone is so lucky. Read this article about Afantasia, and how it can mess up property sales.

Homestaging doesn’t have to be expensive
A good home stager (i.e. the person who does the home staging) sometimes makes do with things that are already on the property. He or she just rearranges or rearranges the furniture a little, removes clutter that is distracting and makes a few well-targeted changes in the form of decorations (e.g. bedspreads, lamps, flowers, etc.) that he or she brings in and takes out again after the sale. Sometimes we sell a property that has been littered with junk for decades. In this case, as part of the home staging process, we remove anything unnecessary that might deter the buyer. Such home staging is always worth doing.
Of course, there are more complicated home staging jobs that can cost tens of thousands. In such cases, for example, we also do painting, minor renovations, etc. However, complex home staging should always be consulted with our real estate agent first to see if it is worthwhile at all.

When should you do home staging?
The short answer is that home staging is best done on properties where it is difficult for an interested party to discover its potential. That is empty or atypical, irregular, beveled, or has small rooms.
However, this does not mean that home staging is unnecessary for other properties.
If you’re not sure if home staging makes sense for your property, contact our agents. You can find a list of our agents on our Estate Agents page.
